Find the owners who are ready to sell.
Parcel Flare scores every property in Marion County for signs of distress (back taxes, code violations, vacancy) so you can find motivated sellers and mail them in your own name.
No card needed to start. No password either: you sign in with a code we email you.
How it works
Public records already show which owners are struggling. Parcel Flare puts them in one place, ranks them, and gets your letter to their door.
Search and score
Every property gets a distress score from tax, code, vacancy and complaint records, with the reasons listed. Filter by area, signal, owner type and value.
Shortlist
Save properties to lists, hide the ones you've ruled out, open any of them on the map, and export to CSV on paid plans.
Mail the owners
Send a letter to the top owners in your search. It goes out in your name, and owners call or email you directly. We never stand between you and the deal.
What goes into a score
Each record adds points. The more problems a property has, the higher it ranks, and owners who don't live there count for more.
Tax sale and back taxes
On the county's tax sale list this year, or in years past.
Code violations
Unsafe-building, board-up and repair orders, unpaid fines.
Vacant or abandoned
On the city's list of vacant and abandoned houses.
311 complaints
Neighbours reporting unsafe buildings, dumping or overgrowth.
Absentee owners
The owner lives somewhere else, or out of state.
Tired landlords
Registered rentals, plus eviction levels in the area for context.
Points shown are the most each kind of record can add.

Questions
Where does the data come from?
From public records: the City of Indianapolis and Marion County's open data (parcels and owners, code enforcement, the vacant and abandoned list, 311 complaints, the landlord registry) and the county's tax sale records, plus eviction filings from Princeton's Eviction Lab for area context.
Which areas do you cover?
Marion County, Indiana (Indianapolis) today. More counties and states are on the way.
Who do owners reply to?
You. Letters go out with your phone number and email, and owners contact you directly. We don't read replies, take a cut or get involved in any deal.
What does a letter cost?
$1.50 each, on every plan, paid from credit you add in packs. You see the total and a preview of the exact letter before anything is sent.
Can I cancel?
Yes, any time, from Billing in the app. You keep your plan until the end of the month you've paid for. Credit you've added doesn't expire.
What are the rules?
Your letters must be truthful, you must really intend to buy (or act for a buyer who does), and you must follow fair-housing law and respect owners who ask to stop. The customer terms have the details.
